These Terms and Conditions govern all bookings and stays across OC Resorts Group properties in Ocean City, Maryland, including Kings Arms Motel, Simple Life Motel & Suites, and OC Flamingo. By completing a reservation at any OC Resorts Group property, you confirm that you have read, understood, and agreed to these terms in full.

1. About OC Resorts Group

OC Resorts Group is a family-owned hospitality group operating three oceanfront motel properties in Ocean City, Maryland:

  • Kings Arms Motel — 2403 Baltimore Ave, Ocean City, MD 21842
  • Simple Life Motel & Suites — 3100 Baltimore Ave, Ocean City, MD 21842
  • OC Flamingo — 31st Street & Baltimore Ave, Ocean City, MD 21842

Each property operates independently. Reservations, rates, cancellation policies, and amenities may vary between properties. These Terms and Conditions apply to all three properties unless otherwise specified.

2. Reservations and Booking

All reservations are subject to availability at the time of booking. A reservation is confirmed only once you receive written confirmation from the property or from the Seekda/OfficialBookings booking engine.

You must be at least 18 years of age to make a reservation. By booking, you confirm that you are of legal age and that all information provided is accurate and complete.

OC Resorts Group reserves the right to decline or cancel any reservation at its discretion, including in cases of suspected fraud, misrepresentation, or violation of these terms. In the event of a cancellation initiated by us, a full refund will be issued.

3. Check-In and Check-Out

  • Check-in time: 4:00 PM
  • Check-out time: 11:00 AM
  • Early check-in and late check-out are subject to availability and must be requested in advance by contacting the property directly
  • Valid government-issued photo ID is required at check-in for all guests
  • The lead guest named on the reservation must be present at check-in
  • Failure to check in on your arrival date without prior notice will be treated as a no-show

4. Payment

Payment terms are specified at the time of booking and vary by rate type. Some rates require full prepayment at the time of booking. Others allow payment on arrival. Please review your booking confirmation carefully for the payment terms applicable to your reservation.

All major credit cards are accepted. All prices are quoted in US Dollars (USD) and include applicable taxes unless otherwise stated. OC Resorts Group does not store credit card numbers — all payment processing is handled securely by Seekda/OfficialBookings.

5. Cancellation and Refund Policy

The following terms apply to flexible rate bookings. Non-refundable rates are charged in full at the time of booking and cannot be cancelled, modified, or refunded under any circumstances.

  • Cancellations made more than 24 hours before your scheduled arrival: full refund issued
  • Cancellations made within 24 hours of your scheduled arrival: first night’s room rate charged, no refund on remaining nights
  • No-shows (failure to arrive without prior cancellation): full reservation amount charged, no refund
  • Early departure: no refund for unused nights unless agreed in writing at check-in

To cancel, contact the property directly or cancel through your Seekda/OfficialBookings booking confirmation. All cancellations must be confirmed in writing.

6. Direct Booking Benefits

The following benefits apply exclusively to guests who book directly through our websites or by phone. These benefits do not apply to bookings made through third-party platforms including Expedia, Booking.com, Hotels.com, or any other online travel agency.

Simple Life Motel & Suites:

  • Direct-booking discount tiers of 12%, 15%, and 18% off — applied automatically at checkout. Qualifying conditions are displayed at the time of booking through the booking engine.
  • Free parking — one space per room for the full duration of your stay

Kings Arms Motel:

  • Senior Week discount of 15% off June stays — available to bookings made between January 1 and March 31 of the same year. Direct bookings only.
  • Free parking — one space per room for the full duration of your stay

All OC Resorts properties:

  • Best rate guarantee on direct bookings
  • No third-party booking fees added to your room rate

7. Parking

One complimentary parking space per room is included for guests who book directly through our websites or by phone. Parking cannot be guaranteed for reservations made through third-party platforms. Parking spaces are assigned at check-in on a first-come, first-served basis and are for the registered guest’s vehicle only. OC Resorts Group is not liable for loss or damage to vehicles parked on the property.

8. Smoking Policy

All OC Resorts Group properties are strictly non-smoking. This policy applies inside all guest rooms, on balconies and terraces, and in all indoor and outdoor common areas without exception.

Guests found smoking in any non-smoking area will be charged a mandatory deep-cleaning fee of $250, charged to the credit card on file without prior notice. Guests who repeatedly violate this policy may be asked to vacate the property immediately without refund.

9. Pet Policy

Kings Arms Motel and Simple Life Motel & Suites do not permit pets of any kind on the property. This policy applies to all guest rooms and common areas without exception.

Guests found with a pet on the property will be required to remove the animal immediately. Additional cleaning fees may apply and the guest may be asked to vacate without refund.

Please contact OC Flamingo directly for their specific pet policy.

10. Housekeeping

Daily maid service is provided for all guests at Kings Arms Motel and Simple Life Motel & Suites throughout their stay. Housekeeping is performed once per day during standard morning hours. Guests who do not wish to have their room serviced on a particular day may place a Do Not Disturb notice on the door.

11. Front Desk Hours

  • In-season (May through August): 24 hours, 7 days a week
  • Off-season: Seasonal hours apply — contact the property before arrival to confirm front desk availability

Emergency contact information is available at each property at all times.

12. Guest Conduct

All guests are expected to conduct themselves respectfully toward other guests, staff, and the property. OC Resorts Group reserves the right to ask any guest to leave if their behavior is deemed disruptive, threatening, or in violation of these terms.

  • Quiet hours: 10:00 PM to 8:00 AM
  • Guests are responsible for any damage caused to guest rooms or the property during their stay
  • Damage charges will be applied to the credit card on file at management’s sole discretion
  • Unauthorized guests in rooms may result in additional charges
  • Subletting or transferring your room to another party is strictly prohibited

13. Liability

OC Resorts Group, Kings Arms Motel, Simple Life Motel & Suites, and OC Flamingo are not responsible for the loss, theft, or damage of personal belongings during your stay. Guests are advised to take reasonable precautions with valuables.

Our liability to you in connection with your stay is limited to the total amount paid for your reservation. We are not liable for indirect, consequential, or incidental damages of any kind.

Nothing in these terms limits or excludes our liability for death or personal injury resulting from our negligence, or for fraud or fraudulent misrepresentation.

14. Force Majeure

OC Resorts Group will not be liable for any failure or delay in performance of our obligations arising from circumstances beyond our reasonable control, including but not limited to natural disasters, severe weather events, government actions, public health emergencies, or utility failures. In such circumstances, we will contact you as soon as possible and offer a rebooking or refund where applicable.

15. Third-Party Links

Our websites may contain links to third-party websites including booking platforms, travel guides, and local attraction pages. OC Resorts Group is not responsible for the content, accuracy, or privacy practices of any third-party websites. Links are provided for convenience only and do not constitute an endorsement.

16. Modifications to These Terms

OC Resorts Group reserves the right to update or modify these Terms and Conditions at any time. The version in effect at the time of your booking will govern your reservation. The current version is always published at ocresorts.com/terms-and-conditions.

17. Governing Law

These Terms and Conditions are governed by the laws of the State of Maryland, United States of America. Any disputes arising from a reservation or stay at an OC Resorts Group property shall be subject to the jurisdiction of the courts of Worcester County, Maryland.
